Reimagining 77 Erskine Avenue into an exciting new residential community.

The Location

The 77 Erskine site is located in the Yonge-Eglinton neighbourhood, approximately 500 metres northeast of the Yonge-Eglinton intersection.

The Proposal

We are proposing to redevelop the existing site with a new transit-oriented, high-rise residential development. Features of the proposal include:

Transit-Oriented

The site is within walking distance of multiple higher order transit routes. The Eglinton TTC subway station is a 6-minute walk from the subject site and will also serve as a major transit hub, accommodating the interchange of the Yonge subway line with the future Yonge station scheduled to open by 2024. The intersection of Eglinton Avenue East and Mount Pleasant Road will also include a new LRT station within a 5-minute walk from the site.

Thoughtful Design

The proposed building has been designed by award-winning Toronto-based architecture firm, gh3*, to be a high-quality and thoughtful addition to the community.

New Housing Options

The site is an ideal location to add new homes given its proximity to transit as well as neighbourhood amenities and services. The application proposes to demolish the existing 4 storey building and construct a new 35-storey apartment building containing 377 dwelling units, inclusive of 36 rental replacement units, representing full replacement of the existing rental units.

Improved Public Realm

This proposal includes a mid-block connection to enhance pedestrian circulation and access to surrounding open spaces.

The Site

A: The site is currently occupied by a 4-storey rental apartment building.

Q: Where is the site located?

A: The 77 Erskine Avenue site is located on the south side of Erskine Avenue, approximately 125 metres west of Redpath Avenue and 270 metres east of Yonge Street. The site is located approximately 500 metres, or an approximate 6-minute walk from the intersection of Yonge Street and Eglinton Avenue.

Q: What is this proposal for?

A: The application proposes to demolish the existing building and construct a new 35-storey apartment building containing 377 dwelling units, inclusive of 36 rental replacement units, representing full replacement of the existing rental dwelling units. The proposal also includes a mid-block connection to enhance pedestrian circulation and access to surrounding open spaces.

Q: Will you have a community meeting for this project?

A: The City Consultation Meeting is scheduled for March 8,  2023. You can register for the City consultation meeting here. Q: When did you submit your application to the City of Toronto?

A: We submitted our Rezoning and Site Plan approval development application to the City in September 2022. In addition, we filed our rental replacement application to the City in November 2022.

Q: What is the timeline for this project?

A: We are very early on in the process and still need to hear feedback from City Staff, stakeholder groups, and the community. The development application process typically takes approximately 18 months from the date of application submission for a decision to be made by City Council.
